Project Manager, Multi-Family/Mixed-Use (Columbus)
Description
The primary responsibility of a Project Manager is to lead teams through all project phases and ensure positive financial performance of projects by respectfully nurturing a positive, team-oriented environment, supporting a culture of accountability, and overseeing implementation of workplans and creation of documents within your assigned project teams. A Project Manager must direct employees and consultants to ensure that proper procedures are followed, and that work within their assigned project team is completed on budget and in conformance with design intent. Project Managers must create, develop, and maintain positive relationships with clients and consultants, and continuously look for new business development opportunities.
Responsibilities
Foster and maintain a collaborative professional working relationship within the office and with clients and consultants.
Foster a commitment to external and internal client service.
Build relationships with potential clients and maintain current client relationships.
Lead multiple project teams as a Project Manager by assigning tasks and milestones to project team members.
Identify project design team members and their required scope of services, roles, and responsibilities.
Ability to produce independent designs for site and building concepts.
Contribute to weekly staff meetings to review staff and project workloads, schedules, and budgets.
Develop and validate project scope, fees, budgets, and scope of services during the marketing and contract development process with multiple clients and multiple projects.
Consult with clients to determine function and programmatic requirements and prepare information regarding design, specifications, materials, equipment, estimated costs, and schedules. Plan layouts of projects and integrated processes into a unified design.
Provide complete and timely communication of project information to and from clients and the project team. Responsible for managing projects using the Red Project Management process, including project setups, budgets, consultants, milestones, schedules for completion, fees, costs, and other actions taking place on the assigned project.
Actively manage client budgets, schedules, programs, project communications, and documentation, office administrative tasks and project team assignments.
Prepare and review client and consultant contracts for Manager review.
Assist with negotiating fees and contracts with clients and consultants.
Identify project delivery methods on assigned projects.
With assistance from the Manager, ensure budgets have been developed to provide quality management throughout the life of the project.
Work with the Project Team to avoid or eliminate conflicts in schedules due to changes in various projects.
Prepare project specifications.
Plan, organize, and manage your project teams and projects. Provide on-going communication through team meetings, meeting minutes, and update memos.
Estimate fees, determine scope of work, and prepare proposals and contracts.
Mentor project team members and provide training to foster a culture of accountability.
Manage and maintain building code information. Schedule and attend code review meetings as they pertain to your projects and as needed within the office.
With your Manager, review employee time sheets and expense reports of your project team to monitor project progress.
Prepare Requests for Proposals and Requests for Qualifications for Manager review.
Interact with consultants, contractors, sub-consultants, and other disciplines to ensure effective communication.
Perform quality assurance/quality control and enforce standards on assigned projects.
Perform construction administration duties for assigned projects.
Create construction document drawings, utilizing Revit.
Maintain project files and standards per office criteria.
Keep senior management and clients apprised of project progress on a regular basis. Initiate and maintain contact with other key project individuals for coordination and negotiation of critical issues.
Oversee client contract management obligations.
Manage projects at a high-quality level of professionalism and be capable of dealing with various challenges which occur during the project contract duration.
Utilize current project management software to monitor project performance.
Keep up to date on latest developments and advancements in architectural technologies, regulations, and industry best practices.
Present at public hearings when required.
May participate in professional development reviews.
Required Skills
Strong proficiency in Revit.
Strong proficiency in multi-family requirements of International Building Codes, ANSI A117.1, FHA guidelines, applicable energy codes, and ability to navigate various jurisdictional zoning regulations is required.
Experience in LIHTC programs is preferred.
Proficiency in Photoshop, Illustrator, Sketchup, and InDesign software preferred.
Knowledge of sustainability, integrated design, and LEED guidelines is preferred.
Strong knowledge of architectural building systems.
Strong knowledge of architectural contracts.
Knowledge of project delivery methods.
Ability to communicate both verbally and in writing.
Ability to work in a team environment.
Ability to effectively meet deadlines.
Ability to effectively manage internal and external teams.
Qualifications
A professional degree in architecture or equivalent experience is required. Registered architect a plus.
Minimum 7 years of experience; or equivalent in appropriate education and experience required.
Enthusiastic team player and productive self-driven professional.
Must have great time management skills.
Must be able to function in an office environment with extended periods of computer use.
May require travel and overnight visits and must be able to climb ladders.
Overtime may be required.
